Why now is still a great time for sellers to list their houses.

Recently, clients have been asking me, “Is it still a seller’s market?” There’s no denying that our market has shifted, but does that mean you can’t get top dollar for your house? To help you out, I’m sharing some market data so that you can make a confident decision. 

Even though the supply of homes for sale has increased this year, inventory is still low overall. As a result, we’re still in a seller’s market. If you look at the graph at 1:00 in the video above, you’ll see that our market needs around seven months of inventory to be considered a buyer’s market. However, we haven’t had that much housing supply since 2010. 

In Southwest Ohio, the average days on market is currently 66 days. That might be high, but it isn’t high enough to significantly change our total supply. Buyers have certainly gained some negotiating power as more homes have entered the market, but sellers still have the advantage overall.
